Butler Square

Minneapolis, MN

Built in 1906 as a timber frame and brick warehouse, the building was placed on the National Register of Historic Places in 1971. In 1974 it was the first building renovated in the historic warehouse district. Through a series of upgrades, it has achieved LEED Silver, is Energy Star certified, BOMA labeled, and has earned the WELL Health Safety Rating.

The renovation updated inefficient skylights in one of two atrium spaces within the building to provide diffused daylight to match the other atrium. Other upgrades included area finishes, tenant amenities, and lighting. High pressure sodium and fluorescent light sources were replaced with high colour rendering LED to bring out the natural richness of the wood construction.

Lighting design criteria included reusing existing Jbox locations to minimally impact the historic structure, minimizing glare while effectively lighting large open spaces, uplighting that highlights the natural wood tones, accenting art and other features, providing welcoming spaces for intimate gatherings, and further reducing energy use to comply with building certifications.
